A local developer had their eye on a 3.3 acre out-lot in Oakdale for quite some time, hoping to revitalize the tired corner and aid in future redevelopment. The concept was simple. Maximize the site and provide up to four volleyball courts for year-round tournament play.
Thielen & Green was engaged under an RFP to provide conceptual design services while testing overall project feasibility and scale. Programming included a grand two-story lobby, lounge, cafe, full locker rooms, ref room(s), storage, utility, four tournament courts with spectator seating, and level two mezzanine with six private rooms and flex areas for team and club gathering. Despite site constraints, the site design included 160 parking stalls with a dedicated drop off lane for buses, plenty of greenspace, and full truck turnaround access for deliveries. The exterior design leveraged precast wall panels and two-story glass to support the modern, grand entrance approach. The deliverable was a conceptual site plan, floor plan, code review, exterior elevations, and renderings.
The land purchase agreement did not meet terms and ultimately fell through. The project did not proceed past conceptual design.
