Joyer Adventure Farm, a subsidiary of Waldoch Farm, was expanding and looking for a design partner to help lead the way. The farm had recently been rezoned, shedding the agricultural classification for what’s now termed “argo-tourism”. The new classification allowed for larger attractions, more events, and universal amenities the destination adventure farm was after. Phase one included rebuilding the corn box attraction at a much larger scale.
Thielen & Green provided full scope architectural services from conceptual design through Construction Administration. Programming included a large gathering space with central corn pit, viewing area, three public ADA restrooms, changing tables, drinking fountains, concessions, utility and storage. The design carried forward for familiar Joyer Adventure Farm brand, leaning into the former agricultural vibes. Given the unique building use, Thielen & Green also provided full permitting services, navigating the code compliance path with the city, state, department of labor closely. The budget could only support an unsprinkled building, on septic, with little to no energy code upgrades. The facility is has a maximum occupant load of 300 and allows for year round use. An accessible route was also extended from the parking lot to the new facility, allow access for all. This project was delivered as design-build MEP under an integrated approach with Walter Buildings as the general contractor. Construction is underway for a fall 2026 completion date.
This project utilized full BIM modeling for early design review, project coordination and clash detection, with a goal to limit field changes and expedite construction timelines.
