A local developer contacted Thielen & Green for conceptual design services on a new single-story, multi-tenant retail building on the West side of Edina. The existing site was just over two acres and in serious need of redevelopment. The site has poor soils, high water tables and tight constraints, limiting opportunities for adaptive reuse. Programming includes up to five tenant spaces for grocery/ retail, medical office and business office uses, with full site access and perimeter parking to support the use. The design is a modern take on masonry, fiber-cement, metal and glass with premanufactured awnings, varying parapet heights and decorative fixtures to provide visual relief for the expansive façade. The project did not progress past conceptual design due to site constraints and financing restrictions.
