We leverage technology at every stage of the design process. Our clients experience early-stage opportunities to participate, review and get to know their product way ahead of the “final reveal.”  This provides many decision-making opportunities that excel the design forward at an early stage. 

OUR PROCESS STARTS WITH DEVELOPING THE BIM MODEL

At Thielen & Green, we believe all projects should include full 3D support. In most cases, this is paramount to the project success and team collaboration.

We develop the model early in the design process, often during fit planning, to validate program and test conceptual design ideas. This includes accurately modeling the existing conditions, studying natural light, layering in lighting, texture, shade and shadow. The model becomes a critical decision-making tool that sets expectations for design and better communicates the project scope at a very early stage in the process.

Simply reviewing the BIM model in 2D, however, isn’t enough. We use rendering software to view the model in real-time, providing a direct correlation to the final product, instantly. There is no final reveal. Actual materials, fixtures, furniture and equipment are used. Changes can be immediate with little-to-no down time. This again defines any unknowns, potential issues and/or site constraints well ahead of critical project milestones.

WE MAINTAIN THE MODEL THROUGH CONSTRUCTION

We maintain the model throughout each stage of the design process, leveraging technology for better detailing, “live” sections and cohesive construction documents. 3D views accompany the plans to better explain the design intent. There are no carry-overs, place holders or “typical” details.

If changes are requested after plans are issued, the model is maintained to accurately reflect the approved contract documents. When the project is completed, the model should be an accurate representation of the built conditions.

OUR DESIGN SERVICES

STANDARD SERVICES

EXISTING CONDITIONS / BUILDING REVIEW

Onsite review to document the existing architectural conditions and prepare a working background to begin conceptual or schematic design. This existing conditions package will ultimately become the project’s basis of design. The deliverable includes existing conditions plan(s), site photographs, and field notes. Depending on the project requirements, this may also include full site scanning to create, edit, and share photorealistic digital twins of physical spaces.

DEVELOPMENT / LAND USE ENTITLEMENTS

Submitting applications to fulfill the legal process of obtaining government approval for development. This often includes zoning, density, design, use and occupancy permits required to build. We’ll represent the project team by attending any city, neighborhood, or development meetings in support of the project.

PERMITTING SERVICES

Preparing all necessary documents to apply and submit for a building permit. Depending on the project type, this may also include separate submittals for planning and zoning review, local health review, sewer and water access, and state or local licensing.

CONSTRUCTION ADMINISTRATION

During construction, Thielen & Green and its consultants will remain active during weekly meetings to answer any questions or assist in coordination as requested. A pre-construction meeting will be held to discuss the proposed construction schedule and the responsibilities of the design team. RFIs, submittals, construction bulletins and supplemental instructions will be issued to clarify or confirm the design intent as issued in the construction drawings.

The design team will continue to maintain the 3D model throughout construction. Any changes are documented with revised plans, with a goal to deliver an as-built set of plans and living model at substantial completion.

Onsite involvement during construction would be recommended, at a minimum, to include framing, rough-in and substantial completion inspections. These three milestones are opportunities to verify the project goals and requirements are being met as designed, before getting too far into construction. Thielen & Green will conduct a substantial completion walkthrough with the project team, certifying that the project was completed per plan.

SPACE PLANNING / PROGRAMMING

Before getting started with design, it’s important to have a well-defined program. Thielen & Green will schedule programming meetings with the team to confirm the project requirements, constraints and assumptions are accurate and ensure the project goals meet the specific needs of the end user. This includes reviewing any preliminary fit plan(s) to set the expectations for schematic design.

CONCEPTUAL DESIGN / SCHEMATIC DESIGN

Conceptual design is the beginning stage of creative planning, focused on articulating the outline of form and function. We translate the program into preliminary site plan(s), initial program layouts and conceptual elevations to identify the relationships between program entities. The 3D model will start taking shape, including the existing site, surrounding areas and conceptual design option(s) to illustrate the overall design intent. We’ll study natural light, building orientation benefits, site access, etc. The 3D model will ultimately become a critical decision-making tool, that sets our expectation for design and better communicates the overall project scope. This phase also includes a deep dive into the existing conditions, reviewing any relevant city ordinances, codes or requirements for development.

INTERIOR DESIGN

Our fully integrated interior design process includes programming, schematic design, design development, construction documentation and construction administration. Design services include space allocation, finish selection, furniture consultation and 3D visualizations. 

DESIGN DEVELOPMENT / ENGINEERING COORDINATION

Design development is the process to bring the design documents into a fully engineered, working BIM model. This effort defines all the remaining unknowns for the project, cementing the basis of design. Any preliminary review comments received by city staff or bidding subcontractors will be included. We drill down on the detail in coordination with the engineers, contractor(s) and interior design team, iterating the project documents towards a more detailed set for permitting and bidding.

CONSTRUCTION DOCUMENTS AND SPECIFICATIONS

This phase focuses on preparing the remaining documents required for the city building permit review and final bid process. We will continue working with the engineers to complete their associated phase scope, but also detail the remaining architectural plans, details, and sections into a 75%-85% complete set of construction drawings. At the time of issuance digital PDFs will be distributed alongside hard copies (as required) and project Revit files.

Following permit, budget and owner approval, the project will be scheduled and issued for construction. Any remaining construction details will be included in a final set of plans, tied back to the construction contract for record. Digital PDFs and project Revit files will also be included for record.
